Do I have time to sell before Christmas?

At this time of year, sellers are often asking whether there really is time to sell before Christmas.

The selling market typically runs right up to the death-knell of Christmas, but for the month after, people are enjoying time with friends and family and loving a well-earned break and the market experiences it’s quietest month of the year.

Realistically, this means that there is 2-3 weeks now of prime time to get your property ready for a pre-Christmas sale. 

If the property is spick and span, a good agent will be able to list your property very quickly and offer it to the market.  However, be wary of someone who pushes you to rush the sale when you’re not ready – or the property isn’t looking its very best.

If there are some tidy-up jobs which need to be done, you are better to use the Christmas break to freshen up the property and have those extra jobs done without the pressure of a sale.  Selling your home is an important decision and one that shouldn’t be rushed – also, it should be a positive experience which you’re ready for and feel that the agent understands what you need through the process.

If you’re not sure if the property is ready to market now ask an honest agent for their advice.  Even if they do suggest a bit of work before putting up the ‘For Sale’ sign, they can still quietly talk to buyers over the quiet Christmas and New Year period.  This holiday time can actually be a gold mine for serious buyers and offer you the best of both worlds – quietly marketing the property to qualified buyers before having a serious marketing campaign in early 2015.

The current market is hot for premium properties and properties which large land size.  Last week, a stunning home at Glenunga attracted over 100 groups of buyers at the first open with strong interest in buyers making offers prior to auction.   Likewise, a generously sized property at St Morris attracted very strong multiple offers after just two open inspections.

There is no doubt that the best way to sell property for a premium is with superior presentation and professional, targeted marketing.
